ALIA Business Center: A Fusion of History, Innovation, and Sustainability in Kaunas
Award-Winning Project and Prime Location
The ALIA Business Center won the prestigious “Look at Yourself 2019-2020” Lithuanian Contemporary Architecture Awards. It stands proudly in Kaunas, the 2022 European Capital of Culture. Located near the scenic bend of the Nemunas River, this building merges business, nature, and city life. The design draws heavily from the river views and surrounding green slopes.
Architectural Vision: Harmony and Preservation
The architects focused on harmony, interconnection, and communication. Rather than demolishing the original structure, they chose a sustainable reconstruction approach. The existing concrete frame was preserved, while two new floors were added using metal beams and prefabricated reinforced concrete. Furthermore, glued wood elements on the upper floors provide warmth and a modern aesthetic.
Flexible Office Layout and Circulation
Thanks to the existing 6x6m column grid, the office spaces remain flexible and adaptable. Elevators and staircases are centralized, which leaves the perimeter open for spacious, naturally-lit offices. This layout facilitates future expansion and leasing possibilities.
Welcoming Public Spaces and Upper-Level Amenities
The ground floor features a welcoming hall, reception, restaurant, and coworking space. The floors above are dedicated to office use. Additionally, the top floor includes a hall with a roof terrace, ideal for events and gatherings.
Bold Facade and Visual Identity
The facade uses prefabricated 2x4m anodized aluminum modules to create a striking visual impact. Vertical metal elements sculpturally divide the floors and offer sun protection. This design gives the facade rhythm and solidity. Importantly, the original concrete frame is exposed in the main hall, paying homage to the building’s history. Electric blue columns at the entrance and roof symbolize the building’s renewed “skeleton.”
Sustainability Features and Amenities
Chilled beams provide efficient heating and cooling, earning the building an energy class A rating. The property includes 200 parking spaces. With a total area of 5400 sq.m and 4400 sq.m of office space, the ALIA Business Center offers a modern and sustainable workplace environment.
